Clementi five-room HDB resale hits S$1.5 million, setting new town record
A resale flat in Clementi was sold for S$1.5 million, setting a new record for the town. The deal highlights continued strength in Singapore’s million-dollar HDB resale market.

SINGAPORE: A five-room HDB resale flat in Clementi has been sold for S$1.5 million, setting a new price record for both the project and the Clementi town.
The transaction is now the most expensive HDB resale recorded in Clementi, according to data reported by real estate platform 99.co.
A check on the HDB resale portal shows that the transaction was registered in December 2025.

The S$1.5 million sale is slightly above the previous all-time high of S$1,488,888, which was recorded in November 2025, indicating continued upward pressure on prices in the area.
The record-setting unit is located at Block 445B Clementi Avenue 3, within the Clementi Crest development.
It sits on a high floor, between the 32nd and 36th storeys, and has an internal floor area of about 1,216 square feet.
Based on the transacted price, the flat achieved an estimated S$1,233 per square foot, placing it among the priciest HDB resales on a psf basis in the town.
Clementi Crest is a relatively new Build-To-Order project, with its 99-year lease commencing in 2021.
This means the flat has approximately 94 years and six months remaining on its lease, a factor that analysts say plays a significant role in supporting higher resale valuations.
According to 99.co, the development reached its Minimum Occupation Period in June 2025.
Since then, resale activity at Clementi Crest has increased steadily, despite the project having been eligible for resale for only about six months.
During this period, 14 five-room flats and 27 four-room flats have been resold at the development.
On average, five-room units have transacted at around S$1,129 per square foot, while four-room units have averaged approximately S$1,192 per square foot, based on 99.co figures.
Although the overall transaction volume remains modest, the achieved prices stand out.
Out of 41 completed resale transactions at Clementi Crest, only one was concluded below S$1 million.
That transaction missed the million-dollar mark by just S$20,000, highlighting the strong price floor already established at the project.
The latest S$1.5 million sale suggests that Clementi’s price ceiling is still being tested.
According to 99.co, current asking prices at Clementi Crest are already matching or exceeding the latest record.
Some listings are priced between S$1.52 million and S$1.58 million, indicating seller confidence and sustained buyer demand.
Clementi Crest benefits from its central location within the town, with access to amenities, transport links and established schools.
For this particular unit, the elevated floor level is also believed to have commanded a premium, given the unobstructed views and strong preference among buyers for high-floor homes.
Over 1,500 million-dollar HDB resale flats sold in 2025
The Clementi record comes amid a broader surge in million-dollar HDB resale transactions across Singapore.
Data from data.gov.sg shows that as at 23 December 2025, a total of 1,544 resale flats had been sold for at least S$1 million since 1 January.
This figure has already surpassed the 1,035 million-dollar transactions recorded for the whole of 2024.
In comparison, only 469 million-dollar resale flats were recorded in 2023, representing growth of more than 50 per cent each year over the past two years.
While Clementi has now joined the list of towns with record-breaking prices, Queenstown remained home to the most expensive HDB resale transaction in 2025.
A five-room flat at SkyTerrace @ Dawson, measuring 1,313 square feet, was sold for S$1.659 million, or S$1,263 per square foot, in June 2025.
Located along Dawson Road, SkyTerrace @ Dawson comprises five residential blocks of up to 43 storeys, with a total of 758 flats and about 90 years remaining on its lease.
That transaction is currently the highest-priced HDB resale flat listed in HDB’s official database.
It remains below a reported sale of a larger five-room flat at nearby Skyoasis @ Dawson, which was said to have fetched S$1.73 million in June 2024.
However, that deal does not appear in official HDB records.
Four other resale flats crossed the S$1.6 million threshold in 2025.
These included a five-room flat and an executive maisonette in Bishan, sold for S$1.632 million and S$1.6 million respectively.
Two additional S$1.6 million transactions involved a five-room flat at The Pinnacle @ Duxton and a five-room Design, Build and Sell Scheme flat in Toa Payoh.
