Kallang/Whampoa flat sets new record with S$1.54 million resale at City View @ Boon Keng
A five-room HDB resale flat in the Kallang/Whampoa estate was sold for S$1.54 million in September 2025, making it the most expensive unit ever transacted in the area.

- The flat at City View @ Boon Keng broke the previous estate record of S$1.49 million set in May 2025.
- Located on a high floor, the 1,280 sq ft unit is part of a DBSS project launched in 2011 with about 84 years of lease remaining.

SINGAPORE — A five-room Housing and Development Board (HDB) resale flat in the Kallang/Whampoa estate was sold for S$1.54 million in September 2025, setting a new record for the area.
According to HDB’s resale transaction listings, the property is located at City View @ Boon Keng, Block 7, on Boon Keng Road. The unit occupies a high-floor position between the 25th and 27th storeys and measures approximately 1,280 square feet.
This transaction surpasses the previous record of S$1.49 million for another five-room unit in the same block, sold in May 2025. That unit, also 1,280 square feet in size, was situated between the 22nd and 24th storeys.
Both flats are part of the Design, Build and Sell Scheme (DBSS) project launched in 2011, with each holding a remaining lease of about 84 years.

Accessibility and nearby amenities
City View @ Boon Keng offers residents excellent transport connectivity. The estate is a short two-minute walk from Boon Keng MRT station on the North East Line and about eight minutes from Bendemeer MRT station on the Downtown Line.
Nearby amenities include Bendemeer Market and Food Centre, Kallang Community Club, and Bendemeer Shopping Mall. Families are also served by several schools within a two-kilometre radius, including Bendemeer Primary School, St Joseph’s Institution Junior, and Farrer Park Primary School.
Other million-dollar HDB transactions
The Kallang/Whampoa sale adds to a growing list of high-value HDB resale deals this year.
In August 2025, according to EdgeProp, a five-room flat at 1G Cantonment Road fetched S$1.6 million, setting a record for the Central Area. The month before, a four-room flat at Clementi Avenue 3 was sold for S$1.28 million — the highest on record for that estate.
In June 2025, a five-room unit at Dawson Road in Queenstown changed hands for nearly S$1.659 million.
The most expensive resale flat to date remains a S$1.73 million transaction at SkyOasis @ Dawson, completed in June 2024.
HDB resale trends
According to HDB data released on 24 January 2025, resale flat prices rose by 9.7 per cent in 2024, following increases of 4.9 per cent in 2023 and 10.4 per cent in 2022.
While overall resale transactions dipped 21.1 per cent in the last quarter of 2024, the full-year total still reached 28,986 units. A record 1,035 resale flats exceeded the S$1 million mark that year.
During the 5 March 2025 budget debate, then-Minister for National Development Desmond Lee cautioned that such headline-grabbing prices could distort market expectations.
He noted that million-dollar flats made up just 0.5 per cent of transactions involving four-room or smaller units over the past two years, adding that these record-setting properties were typically centrally located, on high floors, and close to key amenities.
