Record S$1.6 million Bishan maisonette sets new high for executive HDB flats
A 1,755 sqft executive maisonette in Bishan sold for S$1.6 million on 15 November 2025, setting a new record for the flat type and becoming the most expensive HDB unit ever sold in the town.

SINGAPORE: According to Singapore property portal 99.co, an executive maisonette in Bishan changed hands on 15 November 2025 for S$1.6 million, marking the first time an executive flat in Singapore has reached this price point.
The transaction sets a new national record for executive flats and also becomes the most expensive HDB flat ever sold in Bishan across all flat types.
The maisonette is located in Block 135 Bishan Street 12 within Bishan Green, a point-block development positioned opposite the Braddell Flyover.
HDB resale records show that the unit spans 1,755 sqft across two levels, occupying the 22nd to 24th floors.
This size places it among the most generous HDB layouts still available, particularly as maisonettes are no longer produced in newer supply.

Executive flats were originally built to serve larger or multi-generational households. Their sizeable layouts have gained further appeal as families increasingly work from home and seek flexible use of space.
Based on the sale price, the transaction works out to around S$911 psf. The unit’s lease commenced in 1987, leaving approximately 60 years and 8 months remaining. Such a high price despite a shorter remaining lease has drawn industry attention.
According to 99.co, residents of Block 135 benefit from access to neighbourhood amenities, including a wet market along Bishan Street 11 and nearby links to the Central Expressway.
The location also offers strong school accessibility, with four primary schools within 1km, including Kuo Chuan Presbyterian Primary and Pei Chun Public School.
The main trade-off is the distance to MRT stations. Both Bishan and Braddell stations are about a kilometre away, or roughly a 13 to 15 minute walk. This means some residents rely on bus services for their daily commute, although travel times to the CBD remain under 30 minutes.
The S$1.6 million sale exceeds the previous executive-flat record of S$1.588 million by about S$12,000.
That earlier transaction took place in July 2025 at Block 194 Bishan Street 13.
It involved a similar 1,755 sqft maisonette on the 22nd to 24th floors, also with a 1987 lease start.
HDB data indicates that Bishan recorded 29 executive-flat resale transactions so far in 2025.
Prices ranged between S$1.05 million and S$1.6 million, with only two units surpassing the S$1.5 million mark.
Before these two transactions, the estate record for an executive flat was S$1.5 million, set in May 2024 by a 1,851 sqft unit at Block 286 Bishan Street 24. Despite its larger size, its psf price of S$810 remained lower than the more recent transactions.
Among all HDB resale flats, the highest overall price remains with a 5-room loft unit at SkyOasis @ Dawson, which sold for S$1.73 million in June 2024.
However, that deal is not listed in HDB’s official transaction database. SkyOasis is located just a nine-minute walk from SkyTerrace.
482 million-dollar HDB flats sold in Q32025
Market-wide, demand for high-value HDB resale units continues to rise.
According to earlier figures from the Singapore Real Estate Exchange and 99.co released on 6 October, 172 resale flats surpassed S$1 million in September, rising from 141 in August.
In October 2025, a total of 87 HDB resale flats transacted for at least S$1 million.
Toa Payoh recorded 20 such sales, followed by Bukit Merah with 13 and Kallang/Whampoa with 11. Other million-dollar transactions were registered in Queenstown, Geylang, Ang Mo Kio, Bishan, the Central Area, Clementi, Woodlands, Tampines, Hougang, Serangoon, Pasir Ris, Yishun, and Marine Parade.
HDB data indicated that about 482 resale flats were sold for seven-figure sums in Q3 2025, up 15.9 per cent from the previous quarter.
